Building process

Building a residential home in BC follows a structured process to ensure safety, durability, energy efficiency, and full compliance with local regulations. We work with homeowners, municipalities, engineers, and trades through each stage from planning and permitting to construction & final occupancy.

Introduction to the Residential Construction Process

1. Project Planning & Initial Consultation

The process starts when a homeowner approaches the builder or when the construction company secures a residential project.

Key tasks:

  • Understanding the homeowner’s needs, budget, and design preferences
  • Reviewing the site conditions and zoning requirements
  • Offering preliminary cost estimates
  • Advising on feasibility based on the BC Building Code and local bylaws

Once the concept is agreed, the builder moves to detailed design and approvals.

2. Design, Permits & Pre-Construction

Before any building work begins, the design must be finalized and the required municipal permits obtained.

This stage includes:

  • Architectural design and structural engineering
  • Meeting BC Building Code standards (energy efficiency, seismic, safety, etc.)
  • Lot surveys, geotechnical reports, environmental checks (if needed)
  • Preparing permit applications for the local municipality:
    • Building permit
    • Development permit (if required)
    • Tree removal, erosion control, or other local permits
  • Creating a detailed budget and construction schedule
  • Selecting subcontractors (framers, plumbers, electricians, etc.)

Construction cannot start until the municipality issues the building permit.

3. Procurement

The builder secures everything needed to construct the house.

This includes:

  • Ordering building materials (lumber, concrete, insulation, windows)
  • Scheduling trades and subcontractors
  • Arranging temporary services (water, power, fencing, site access)
  • Renting equipment and tools as needed

Good procurement prevents delays and cost increases.

4. Construction Phase

Once the permit is approved, the physical building process begins.

Main steps in BC home construction:

    • Clearing, excavation, temporary utilities
    • Foundation forming and pouring
  •  Framing
    • Floors, walls, roof structure 
    • Exterior sheathing
  • Lock-Up Stage
    • Windows and doors installed

  • Rough-ins

    • Gas lines (where applicable)
    • Required municipal inspections at each step
  • Insulation & Drywall
    • BC energy efficiency standards applied
    • Drywall installation and finishing
  • Interior & Exterior Finishing
    • Flooring, cabinets, trim, paint
    • Siding, decks, landscaping

Throughout this phase, the company coordinates trades, schedules inspections, and ensures safety and quality.

5. Inspections, Monitoring & Quality Control

 BC has strict inspection requirements. Municipal inspectors verify compliance at key stages (foundation, framing, plumbing, electrical, insulation, final).

  • Ensuring work meets BC Building Code
  • Managing budget and timeline
  • Communicating progress to the homeowner
  • Solving issues or changes through change orders

6. Completion, Final Inspection & Occupancy

 After construction is finished, the builder prepares the home for occupancy.

Final steps include:

  • Final municipal inspections
  • Final walkthrough with the homeowner
  • Fixing any deficiencies (punch list)
  • Cleaning the home for move-in
  • Submitting documents for Occupancy Permit
  • Providing manuals, warranties, and maintenance guides

Once the Occupancy Permit is issued, the homeowner can legally move in.

7. Post-Construction Support

This may include:

  • Warranty service under BC’s Home Warranty Insurance Program
  • Addressing homeowner concerns
